These clients had already purchased their land and were ready to build. They came to us with a site plan, a vision, and the assumption that the heavy decisions had already been made. Within the first phase of our preconstruction process, we identified three costly assumptions that would have derailed the project — before a single permit had been filed.

The planned building location required the relocation of protected Joshua trees — a process that would have cost over $90,000 alone — and necessitated regrading more than half of the five-acre parcel to accommodate the natural water channels running through the property. That regrading cost: over $150,000.

Neither had been factored into the budget. Neither had been caught by anyone prior to our involvement. By conducting a comprehensive site analysis, we identified an alternate building location that offered superior views, eliminated the need for any tree relocation, and worked with the natural topography of the
land rather than against it. The project moved forward on schedule and within budget — because the right questions were asked before the expensive decisions were locked in.

We also resolved a utility challenge the clients had resigned themselves to: they believed a $58,000 well was their only option for water access. After analyzing the property and surrounding easement rights, we determined a water line connection was achievable for half that cost — no well required.
